Since March 2022, supply of properties for sale has increased 35 out of the last 39 months. Supply has increased from only 1.1 months of inventory in March 2022, to 5.8 months of inventory in May 2025. That means we’ve been steadily increasing the supply of properties for sale while buyer demand has decreased. Last month, supply went down from 5.8 months to 5.5 months.

What does this mean?

Months supply is the calculation of total properties for sale divided by how many properties sold last month. This number demonstrates supply and demand which makes it an important statistic to follow to understand the real estate market. 

After having a historic 3 month stretch of having a large numbers of homes added to the market in March, April and May, June was relatively “normal” month where 2,151 properties for added for sale. That’s still a lot of properties being added but it’s almost 10% drop from May. Meaning, supply slowed down by 10%. 

On the other side of the coin, June was the busiest month so far this year for properties going under contract. In most calendar years, March or April is the high water mark for pending properties. This year, the “spring” market felt a little delayed and now we have the numbers to prove it. With 1,632 properties under contract, June demonstrates that buyer demand is up. 

One important aspect to consider- condo/townhomes versus single family homes tells two different stories. For single family homes, we have 4.3 months of inventory meaning it’s a market that slightly favors sellers. However, we have 8 months of inventory for condos that strongly favors buyers right now.
