May 2025 was an exciting month in real estate. I probably say that every time. But I mean it every time. I especially love digging in to the numbers to find trends so I can better help buyers and sellers in our market.
Median sales price for May 2025 for all property types was $330,000. That’s an increase of $5,000 compared to last month and only a $1,000 increase compared to May 2024. Interesting statistic about median sales price in our market- it’s gone up and down but since May 2022, we stayed between $310,000 and $335,000.
May was flat for any changes in months supply when you look at it for all property types. That means, supply and demand basically balanced each other compared to last month. For single family homes, we have 4.3 months supply and for condos/townhomes, we have 8.1 months of supply. Since months supply is made of supply and demand, the next few stats will break down each side.
Supply was up 4.8% compared to last May. We’re in the middle of a big supply push. In the last 10 years here are the 4 months that added the most new listings: May 2022, March 2025, April 2025 and May 2025. You read that correctly: 3 out of the 4 months that added the most listings in the last 10 years were the last 3 months.
Demand can be measured by closed sales and pending contracts. Closings were down by 12.4% compared to April 2024. However, pending sales were up compared to last month which is a good sign for June and July closings. With 1,674 pending contracts in May, that’s the highest number since May 2022 (with a close second of May 2024 with 1,671).
What does all of this mean? It means our local data is better than anything you can find in the national headlines. Our median sales prices are staying relatively flat. The recent surge in supply will probably impact prices. It will most likely increase the number of expired and withdrawn properties as the new properties beat older listings in the market.
