We’re exploring the October data for the last 3 years and focusing on 3 key data points: closed sales, new listings and months supply.
Closed Sales:
Across all property types, closed sales remained steady in the month of October when compared to previous years: 2023 (1,377), 2024 (1,432) and 2025 (1,397). With some ups and downs in between, our market is typically busier from March to October than from November to February. The “return to normal” continues and closed sales traditionally drop in November, December and January and then begin to pick up in February.
New Listings:
2025 spring and summer saw significantly more new listings when compared to 2023 and 2024. With the increased number of listings, buyers had more to choose from and the median days on market increased for sellers.
Months supply:
October months supply decreased from 5.4 months to 5.1 continuing the trend down since supply reaching 5.8 in May. Months supply is the calculation of total properties for sale divided by how many properties sold last month. This number demonstrates supply and demand which makes it an important statistic to follow to understand the real estate market. A balanced market has 6 months of supply. Less than 6 months favors sellers and more than 6 months favors buyers. To share some context, in 2021 we saw less than 1 month of supply in our market.
What does all of this mean?
It means buyers have more to choose from and sellers are competing against each other to sell their home for top dollar. As months supply creeps down, that could lead sellers to think the market is turning towards them. If the trend continues, it will benefit sellers but we’re not there yet.
